Flood Squared

I am renting out my Utah house, which is good because I can’t afford to pay rent in Arizona and a mortgage in Utah. Who can? I have a rental agency manage the house so it isn’t too difficult. At least it hasn’t been. Then I get a call. The kitchen flooded when the tenants tried to hook up the ice machine in the fridge. That is sort of my fault because, when I lived there, the same thing happened and I didn’t think to warn them. So the floors have to get sanded (again) and the ceiling downstairs needs to be repaired (again.) A week later I got another call. One of the sprinkler pipes broke and the other side of the basement flooded. Just waiting for what’s next; fire, earthquake, locust? Are locust covered by insurance?
